AVT Consulting: What We Do

We offer management and planning services for a wide variety of land use and real estate projects.

Subdivisions, Binding Site Plans & Lot Line Adjustments: Consulting and project management services for residential subdivisions, industrial and commercial binding site plans, and lot line adjustments of any size or type.

Planned Projects/Mixed Use Projects: Services for large or small urban mixed use projects: residential condominiums or apartments, urban infill projects and mixed use commercial and retail development.

Environmental Projects: Docks, waterfront homes and other improvements near environmentally sensitive areas require complex local, state and federal environmental permits that we can manage while protecting your property rights.

Complex & Unique Projects: We can facilitate permitting for Accessory Dwelling Units, acquire Conditional Use Permits, make Variance requests and navigate other unique processes where special circumstances apply or public hearings are necessary.

Property Feasibility Analysis: Detailed property feasibility analyses can be completed for potential property purchases, or project pro formas for proposed development. We can outline zoning and development regulations, possible hurdles in the entitlement process, and potential costs and timelines.

Design Charrettes: Partnering with professionals in the fields of architecture, engineering and wetland biology in a design charrette creates designs that are more likely to be creative and exciting while meeting applicable codes and proposed budgets.

Long Range Planning: We consult with property owners on long range planning strategies and policy regarding annexations, zoning and comprehensive plan amendments, urban village planning and other rezone and infill opportunities.

Title Research: Before an investment or proposal can be made, there are often issues related to the title that need to be resolved. We have over a thousand hours of experience researching Whatcom County titles and can preview easements, deed histories, access and rights of way for potential property purchases and proposals.
